Side by Side MRO is the second company built by Mike Bonadies. The first one, TerraVestra, is one of South Jersey's growing property management firms. After a decade of managing rentals, Mike got tired of paying double for lead inspections and chasing three vendors for every unit turn. So he built the company he kept wishing he could hire.

Why this company exists

Mike Bonadies has been in South Jersey real estate for over a decade. He started by buying a single rental, then another, then enough that he founded TerraVestra Property Management to run them properly. Along the way he hit the same wall every NJ rental owner hits: lead paint compliance is non-optional, the inspectors charge a fortune, and the turnaround is slow.

Mike got certified himself, started inspecting his own portfolio, then realized other PMs and investors had the same problem. Side by Side started as the in-house inspection arm of TerraVestra. It became its own company once it was clear how many South Jersey property owners needed exactly this: a fast, certified, fairly priced crew that understood the business from the owner's side.

Mike runs both companies. He's hands-on. If you hire Side by Side, he or one of his certified inspectors is the person on your property.

How we price, and why it's lower

$125 to $150 per inspection versus the typical $300 to $600. People hear that and assume something's off. Three things make it work.

Volume

Inspections are most of our calendar. We run them in geographic batches, with lab logistics worked out, so the per-inspection overhead is low.

Owner-side roots

Mike still owns and manages rentals. He prices the way he wishes someone had priced him.

Tight crew, no middleman

No franchise fees, no corporate overhead, no inspector-broker margin sitting on top. What you pay covers the work plus a fair profit.

If holding the price ever forces us to cut corners, we'll raise it. The price is where it is because the work is dialed, not because the work is cheap.
